Terms of Service

These terms cover the theperfecthouse.co website and the The Perfect House mobile app, both published by Abdul Aziz Al Otaishan Consulting Engineering Co. (OCE), Riyadh, Saudi Arabia. By browsing the site or using the app you accept them. If you do not agree with them, please don't use the site or the app.
The short version. This is a portfolio and an enquiry channel, not a shop. Nothing here is a binding quotation, and sending us a request does not create a contract. Real work begins only when a written agreement is signed. The photographs and drawings belong to us. Everything else below is the detail.
What this site and app are
Both present OCE's work (architectural design, construction, interior design, landscaping and related engineering services) along with example projects and our published reference rates. Their purpose is to let you see what we do and get in touch about a project.
You cannot buy, book or pay for anything through the site or the app. There is no account, no sign-in and no payment of any kind.
Prices are references, not quotations
The rates shown (currently SAR 21 per m² for architectural design, SAR 15,000 for a complete 700 m² villa design package, and SAR 2,100 per m² as an all-in construction reference drawn from a real 700 m² bill of quantities) are published to give you an honest starting point. They are indicative only.
Your actual price depends on things we cannot know from a web page:
- the plot, its soil, levels and access
- the area and programme you actually want built
- the finishing specification and material selections
- municipal and authority requirements, permits and fees
- market prices for materials and labour at the time of tender
A binding price is only ever the one written in an open, line-by-line bill of quantities attached to a signed contract. Published rates exclude VAT and government fees unless a proposal says otherwise, and may change without notice.
Enquiries don't create a contract
Sending the contact form, emailing us or messaging us on WhatsApp is an enquiry. It places no obligation on you and none on us. We aim to reply to every serious enquiry, but we cannot guarantee a reply, a timeline, availability, or that we will take on the project. A working relationship starts only when both sides sign a written agreement setting out scope, price and programme.
Using the site fairly
When you use the site or the app, please:
- give accurate information in the contact form, since we quote and plan based on it
- don't send unlawful, abusive, misleading or infringing content through the form
- don't use it for spam, mass mailing or unsolicited commercial messages
- don't attempt to breach, overload, scrape at scale or disrupt the site or our servers
- don't try to access anything you have not been given access to
We may block requests or submissions that appear automated or abusive. Submissions are rate-limited to keep spam out; how that works is described in our Privacy Policy.
Our content
The designs, drawings, renders, photographs, project descriptions, text, 3D scene, logo and name on this site and in the app are owned by OCE or used with permission. They are protected by copyright and trade-mark law.

Photographs show completed and in-progress projects. Finishes, furniture and landscaping shown are illustrative of our work, not a promise of what your project will contain.
The mobile app
The app is free. It is provided as it is, may change or be withdrawn at any time, and needs an internet connection to send a request. It is distributed through the Google Play Store, whose own terms apply to the download and installation itself. You may use it for your own purposes, but not decompile it, modify it, or redistribute it as your own app.
Third parties we rely on
Contact requests are delivered by email through Brevo. If you use the WhatsApp button, the conversation happens inside WhatsApp. Fonts are served by Google Fonts, and the site is hosted on Vercel. These services have their own terms and privacy policies, which govern their part of the journey. Links we provide to other sites are offered for convenience; we are not responsible for their content.
No warranty
The site and the app are provided "as is". We take reasonable care to keep the information (including rates, project details and service descriptions) accurate and current, but we don't warrant that it is complete, error-free, or continuously available. The 3D scene and imagery are illustrative. Nothing on the site is engineering, structural, legal or financial advice for your specific project; advice like that comes from a signed engagement, in writing, after we have seen your plot and your drawings.
Limitation of liability
To the fullest extent permitted by Saudi law, OCE is not liable for indirect or consequential loss, lost profit, lost opportunity, or for decisions you take in reliance on indicative information published here. This does not limit liability for anything that cannot lawfully be limited, including fraud, or death or personal injury caused by negligence. Liability arising from actual project work is governed by the signed contract for that project, not by these terms.
Privacy
What we collect and how long we keep it is set out in the Privacy Policy, which forms part of these terms.
Changes
We may update these terms as the business or the app changes. The revised version takes effect when posted here, and the date at the top will change with it. Continuing to use the site or app after that means you accept the update.
Governing law
These terms are governed by the laws of the Kingdom of Saudi Arabia. Any dispute arising out of them falls to the competent courts of Riyadh. If any clause is found unenforceable, the rest stays in force.
